We find that Vendors generally, have a visual inspection and assessment of a problem carried out and not the subsequent intrusive investigations. This is due to many factors, not least the cost, however this prevents the seller from either selling or get the best price for the property.
As detailed in our case studies we have carried out the intrusive investigations at our cost and risk, following, the agreement of a price with the seller.
We engage the Structural Engineer who introduces us, subject to a fee proposal, to carry out the intrusive investigations and any subsequent reports and the issue of the CSA.

CASE STUDIES
Burghley Close – Deeping St James
The property was being sold due to the diminishing health of the landlord and the need to provide ongoing dementia care.
The property was proving difficult to sell due to the ongoing structural issues and the need for a company to be able to finance a cash purchase and have the technical knowledge and experience to carry out the works and bring back to the market in a mortgageable position.
The property was brought through a local agent, who was prepared to arrange for ourselves to meet the Vendor directly to discuss and agree on the structure of the purchase.
This enabled the Vendor to proceed with confidence in a particularly traumatic time for the family members.
Squires Gate – Gunthorpe
The property was being sold by the daughter, following the passing of her father. There were two issues that were preventing the sale via the normal process, namely: The level of Equity Release commitments and the inability to secure a mortgage on the property due to the potential movement issues.
The Vendor had placed the property on the market through an estate agent, however, the inability to secure a mortgage led to a number of failed sales, and the removal from the market, this abortive exercise took approx. 4 months.
We became involved through our Structural Engineer who introduced us to the Vendor, as a result we agreed to carry out further intrusive investigation works at our risk and cost and were able to agree a price with the Vendor and a quick timescale to ensure that their ongoing liability to the Equity Release company was resolved.
